There are two parts to consider when working with us to prepare for your shopping tour. One is what are the lifestyle features you are looking for? The type of neighborhood? Hobbies and recreation? This could be you want a coastal lifestyle near the beach, with access to tennis and golf, in a quiet neighborhood with mature growth, and amenties for the grandkids. Or, it could be a vacation retreat in the desert, in a dog friendly, gated neighborhood, with great views, and loaded with social events, a gym and pool, and courts for pickleball and tennis.
Second, what style home are you looking for, and what are the property features you need and want, inside and out? How many rooms do you need/want, and how important is room size? Will you be entertaining, needing a large kitchen and dining area? Do you want a casita for a home office and/or guests? Do you want horses on the property, or close to a community with an equestrian center? How important is a swimming pool?
Remember to have your credentials ready for tour time. You want to be prepared to make an offer when you find the right home.

Bring measurements or photos of any items you must have space for. Note that safety and health precautions for tour will be set by the homeowner and Bennion Deville Homes. In most cases, we start your tour at our Indian Wells office.

Congratulations - your offer is accepted, and you are in escrow! Escrow flow typically involves home inspections, appraisal, disclosures and contracts, financing, homeowner`s insurance, home warranty, closing settlements, final walk, closing and handoff checklists. Contingency removals are a trigger to confirm all scheduled events for moving and community onboarding. It is good to have a plan-o-gram for placement of your furnishings and other personal items for a smooth move-in. We will guide you every step of the way.
During your real estate transaction cycle, it is important you are "on-call" to answer questions and to respond to scheduling timelines, keeping everything on track to meet closing deadlines. Below are some general guidelines for the escrow and closing process. ***We will provide you with current information at the time of your real estate transaction***
HOA consent may add up to 10 business days, or so. Leased land may take 15-20 days longer. All other contract terms must be met as agreed upon in contract. Escrow flow time frames will vary from time to time.
